摘 要房地产业是国民经济发展的重要产业,也是重要的民生工业。房地产安全直接关系到国家的金融安全和宏观经济的安全。上涨的主要原因是:供求矛盾逐渐凸显;开发商非法交易囤积行为扰乱了正常的市场平衡;保障性住房比例极小,不能影响供应稳定住房价格;被动投机的流动性下;户籍制度间接推动房地产价格上涨。房地产价格过快上涨容易出现房地产泡沫,金融风险加大,不利于中国经济健康持续发展。对于中国房地产价格的调整,对策和建议是:调整发展投资结构,增加廉租房供应;控制开发成本,降低房地产企业的预期利润;加大对房地产价格的检查监督力度,维护正常的市场价格秩序。关键词:房价飙升;原因分析;调控政策I毕业论文AbstractThe real estate industry is an important industry for the development of the national economy and an important industry related to people's livelihood.
