摘 要房地产业是国民经济发展的重要产业，也是重要的民生工业。房地产安全直接关系到国家的金融安全和宏观经济的安全。上涨的主要原因是：供求矛盾逐渐凸显；开发商非法交易囤积行为扰乱了正常的市场平衡；保障性住房比例极小，不能影响供应稳定住房价格；被动投机的流动性下；户籍制度间接推动房地产价格上涨。房地产价格过快上涨容易出现房地产泡沫，金融风险加大，不利于中国经济健康持续发展。对于中国房地产价格的调整，对策和建议是：调整发展投资结构，增加廉租房供应；控制开发成本，降低房地产企业的预期利润；加大对房地产价格的检查监督力度，维护正常的市场价格秩序。关键词：房价飙升；原因分析；调控政策I毕业论文AbstractThe real estate industry is an important industry for the development of the national economy and an important industry related to people's livelihood.
