摘要随着人们生活水平的不断改善，房地产行业取得了突飞猛进的发展，一方面是为了自住，另一方面是为了投资，从而导致房价的一路飙升，然而过快的发展总是会出现一系列社会问题，威胁社会的和谐稳定，因此为了改善目前的状况，我国开始全面推广限购政策。2018年海南省实施“全域限购”政策，通过户籍、社保、年限、贷款等多种手段对海南楼市进行调控，导致购房需求减少，全省房地产经济增速放缓。而随着自由贸易港的建设，以及旅游业的进一步发展，海南省流动人口不断增多，房屋租赁市场的需求将会进一步增加。三亚市作为海南省最重要的旅游城市之一，其房屋租赁市场的发展具有重要的现实意义。基于以上认识，本文以限购政策为背景，通过文献分析、实地调研等研究方式，全面了解三亚市房屋租赁市场的现状，寻找出存在的主要问题，通过市场供求理论和实际情况相结合的方式分析原因，结合国内外研究现状，从中总结先进经验，从平衡市场供需状况、完善市场长效机制和健全市场管理理制度等三个方面提出相应的对策，适应三亚房屋租赁市场的发展，丰富三亚市房屋租赁市场相关研究内容。当然，由于条件限制，到截稿时期所收集的数据仍不全面，加之本人学识水平有限，对城市房屋租赁管理中新出现的问题的认识有待深化，这些都是今后需要提高的地方。其实房屋租赁和汽车租赁由此相似之处，我们可以在对比中进行更深一步的研究。关键词：限购政策；三亚市；房屋租赁市场AbstractAstheceaselessimprovementofpeople'slivingstandard,thedevelopmentoftherealestateindustryachievedbyleapsandbounds,ontheonehandistotheliving,ontheotherhandisforthesakeofinvestment,whichleadstothesoaringhouseprices,buttoofastwillalwaysappearaseriesofsocialproblems,thedevelopmentofthreattosocialharmonyandstability,soinordertoimprovethecurrentsituation,ourcountrybegantocomprehensivepromotionrestrictions.In2018,hainanprovinceimplementedthe"region-widepurchaserestriction"policyandregulatedthepropertymarketofhainanthroughhouseholdregistration,socialsecurity,fixednumberofyears,loansandothermeans,resultinginreduceddemandforhousepurchaseandslowingdownthegrowthrateoftherealestateeconomyintheprovince.Withtheconstructionofthefreetradeportandthefurtherdevelopmentoftourism,thefloatingpopulationinhainanprovincekeepsincreasing,andthedemandforhousingrentalmarketwillfurtherincrease.Asoneofthemostimportanttouristcitiesinhainanprovince,thedevelopmentofthehousingrentalmarketinsanyaisofgreatpracticalsignificance.Basedontheaboveunderstanding,thisarticletorestrictionsasthebackground,throughresearchapproachessuchasliteratureanalysis,fieldinvestigation,acomprehensiveunderstandingofthepresentsituationofthehousingrentalmarket,sanya,findoutthemainproblems,throughacombinationofmarketsupplyanddemandtheoryandactualsituationanalysis,combiningwiththestatusquoathomeandabroad,summarizestheadvancedexperience,fromthemarketsupplyanddemandbalance,improvethemarketlong-termmechanismandthemarketmanagementsystemandsoonthreeaspectsputforwardthecorrespondingcountermeasure,adapttothedevelopmentofsanya,housingrentalmarket,housingrentalmarket,sanyarichrelatedresearchcontent.Ofcourse,duetothelimitationsofconditions,thedatacollectedbythedeadlineisstillnotcomprehensive,andmyknowledgelevelislimited,andmyunderstandingofthenewproblemsinurbanhousingrentalmanagementneedstobedeepened.Alltheseareareasthatneedtobeimprovedinthefuture.Infact,thesimilaritiesbetweenhouserentalandcarrentalcanbefurtherstudiedinthecomparison.Keywords:limitedpurchasepolicy;Sanya;housingrentalmarket目录一、绪论..................................................7（一）研究背景...............................
