本科论文摘 要房地产企业融资同时受很多因素的影响。通过大量的文献分析和研究,对房地产企业融资的现状进行了深度的分析,概括了我国房地产企业在融资过程中遇到的一系列问题。房地产企业发展具有一些特有的特点,例如经营风险高,建设周期长,资金需求大等等。近年来,中国通过各种强有力的手段对产业结构进行了调整。虽然过度房地产投资的现象得到了缓解,但也带来了许多问题。本文将从理论和实践两个角度同时出发,并将二者相结合,具体分析了房地产业发展的背景、遇到的困难,简要介绍了国内外的研究现状、融资的相关基础理论等专业知识。本文分析了我国房地产企业进行融资管理方式的发展变化趋势包括银行贷款,股权融资,债券发行,房地产信托等。本文指出,银行贷款仍然是我国房地产融资的主要方式,其原因中国地产业主依靠银行贷款融资。最后,指出中国企业目前的房地产业融资管理模式进行比较简单。为了解决这个问题,我们应该积极拓宽思路,利用融资渠道的品种,采取多种方式,按照本文中的国内和国际经济和金融的变化形式,探讨具有成本效益的融资的实际情况。关键词:房地产企业,房地产融资,融资对策Abstract本科论文Financing of real estate enterprises is an activity affected by many factors. Real estate enterprises are characterized by high operating risk, long construction cycle and large capital demand. In recent years, China has adjusted the industry through various powerful means. Although the phenomenon of overheated real estate investment has been alleviated, it also brings many problems.At present, bank loan is still the main way of real estate financing in China, and the reasons why real estate owners mainly rely on bank loan financing are analyzed.
