北京理工大学珠海学院 2020 届本科生毕业论文房地产开发项目投资风险控制理论与方法分析摘 要房地产经济是国民经济的重要支撑之一,有着中流砥柱的作用。但由于房地产市场环境逐渐复杂以及政府调控等多种因素,导致房地产开发项目投资出现风险的概率以及影响程度越来越大,所以越来越多的企业较为关注房地产投资风险的管理和防范,项目开发前投资风险的评估显得也颇为重要。本文主要阐述了房地产开发项目投资风险的概念,并揭示了风险控制在房地产开发项目投资中的重要地位。通过对国内外现有理论的综合分析,以及对我国房地产投资现状的研究,总结出了房地产开发商项目投资风险的影响因素、主要的风险类型以及项目投资风险的评估方法,也提出了企业家应该如何进行风险管控的几点建议。除此之外,本文以锦绣居项目为研究对象,对其进行项目可行性分析,对投资风险的理论方法进行实际应用,让笔者更加有力度地为房地产行业应对投资风险提出了几点建议。关键词:房地产项目 开发 投资风险 控制I北京理工大学珠海学院 2020 届本科生毕业论文AbstractThe real estate economy is one of the important supports of the national economy and has the role of mainstay.
