本科论文摘 要改革开放以来,房地产市场变的逐渐繁荣起来,个人住房抵押贷款在商业银行办理的信贷业务中所占的比重也越来越大。虽然它的安全性相对于其它信贷业务来说比较高但并不代表不存在风险。通过搜集近十年来的数据对个人住房抵押贷款发展状况进行分析,发现个人住房抵押贷款余额随着房地产开发投资额的增加而逐年增加,不良贷款率也开始逐年上升,这大大增加了银行开展个人住房抵押贷款业务发生风险的可能性。本文通过借款人引发的风险、银行内部产生的风险、宏观环境带来的风险、开发商带来的风险、抵押物处置导致的风险以及其他不可抗力风险等六方面对个人住房抵押贷款面临的风险进行了研究,并在此基础上提出了关于风险的防范对策。关键词:个人住房抵押贷款,商业银行,风险分析 本科论文AbstractSince the reform and opening up, the real estate market has become more and more prosperous, and the proportion of personal housing mortgage loan in the credit business of commercial Banks has become larger and larger.Although it is relatively safe compared with other credit businesses, it does not mean that there is no risk.By collecting data in nearly a decade of development status of personal housing mortgage loan analysis, found that personal housing mortgage loan balance increased with the increase of real estate development investment increased year by year, non-performing loan ratio are also beginning to rise year by year, which greatly increased the bank to carry out the possibility of individual housing mortgage loan business risk.In this article, through the borrower's risk, bank of internal risks, the risks of macro environment, the risks of developers, the disposal of the mortgaged property caused by the risks and other force majeure risks and so on six aspects of personal housing mortgage loan risk is studied, and on this basis about risk prevention countermeasures are put forward.
