房地产企业负债经营风险分析——以恒大地产为例摘 要房地产企业的发展需要大量的资金支持,而房地产行业又具有开发周期长,资金回收慢的特点,使得负债经营成为行业发展的主流。在房地产行业高利益的驱动下,房地产企业不断进行规模扩张,导致企业的资产负债率越来越高。房地产行业繁荣的背后,是巨大负债的支持,潜在着高风险。因此,降低资产负债率成为房地产企业的主基调。本文选取恒大集团为例,在简述负债经营理论的基础上,通过对恒大集团财务指标的分析,确定负债经营风险形成的成因以及可能出现的负债经营风险,最后对负债经营风险的控制提出有效的建议,为类似房地产企业建立风险防范体系提供参考。关键词:负债经营、资产负债率、风险控制PAGE \* MERGEFORMATIIRisk Analysis of Debt Management of Real Estate Enterprises--Take Evergrande Real Estate as an ExampleAbstractThe development of real estate enterprises needs a large amount of capital support, and the real estate industry has the characteristics of long development cycle and slow fund recovery, making debt management the mainstream of industry development. Driven by the high interests of the real estate industry, real estate enterprises have been expanding in scale, resulting in higher and higher asset-liability ratio. Behind the prosperity of the real estate industry is the support of huge debts, with potential high risks. Therefore, reducing asset-liability ratio has become the main keynote of real estate enterprises. This paper takes Evergrande Group as an example, based on the brief introduction of the debt management theory, and through the analysis of Evergrande Group's financial indicators, the causes of the formation of debt management risks and possible debt management risks are determined.
