I房地产公司财务风险形成原因及防范——以碧桂园公司为例摘 要 如今我国进一步深化改革住房政策和房地产市场竞争激烈,房地产公司面临的财务风险也会随着增大。如何合理有效降低公司所面临的财务风险,减少财务风险带来的损失,是确保公司可持续发展的重要因素。本文根据碧桂园公司的财务状况分析公司偿债能力、盈利能力和营运能力,从筹资风险、投资风险、经营风险三个方面进行形成原因分析。发现碧桂园公司存在资产负债率逐年增高、偿债压力增大、投资的房地产项目大多位于三四线城市、存货和应收账款增加、公司过于追求高周转等问题。针对以上问题,本文提出了合理确定融资规模、筹资方式多样化、加强对投资项目的评估、采取有效措施降低风险、优化营销策略、与当地企业合作提高规模效益等措施。帮助碧桂园公司提高财务风险应对能力和给其他房地产公司提出一定的参考意见。关键词:财务风险;房地产公司;财务风险形成原因;风险防范IICauses and prevention of financial risks of the real estate company——Taking Country Garden as an ExampleAbstractNowadays, as China deepens the reform of housing policy and the competition in the real estate market is acute, the financial risks faced by real estate companies will also increase.
