北京理工大学珠海学院 2020 届本科生毕业论文 基于 BIM 技术的物业运维管理研究摘 要我国为进一步提高建筑信息化水平和建筑质量，住建部印发的《关于推进建筑信息模型应用的指导意见》中指出了建筑项目各参与方在项目技术实施中 BIM 的利用率和各种规范要求。根据兰州交通大学的祝连波老师等人对我国建筑业 BIM 技术应用研究综述可知，在运维管理阶段应用尚不成熟，还处于探究阶段。本文采用文献研究法和工程案例分析法，通过研究 BIM 技术运用在运营维护阶段的各项管理，思考、推测造成 BIM 运维应用的效率不佳的原因，发现可能存在的问题，并提出解决问题的可行性建议，从而使 BIM 能在运维阶段更有效的应用。将 BIM 应用于建筑项目的全生命周期管理上，在规划阶段理清运维阶段的需求对 BIM 模型针对性的插入参数和数据接口从而使运维阶段能获取到全项目的信息更加精确有效，实现信息的高效利用和项目的精准管理，达到降低运维成本的目的，加大业主运用 BIM 技术在运维阶段的说服力。关键词：BIM 物业运维管理 系统框架 信息技术 PAGE \* MERGEFORMAT 13北京理工大学珠海学院 2020 届本科生毕业论文AbstractIn order to further improve the level of building informatization and building quality in China, the “Guiding Opinions on Promoting the Application of Building Information Models” issued by the Ministry of Housing and Urban-Rural Development pointed out the utilization rate of BIM and various specifications of various parties involved in construction projects in the implementation of project technology.
