本科论文摘 要取消住房分配政策之后,“购房热”一直是最为常见的话题,住房抵押贷款的问题也相继产生。商业银行主要通过贷款业务获得收入,使得商业银行为了获得更大的收入,故意把申请住房抵押贷款的条件放宽,加大风险发生的可能性。本文以住房抵押贷款风险为研究对象,主要研究分析了利率风险,信用风险,抵押物以及抵押物处置的风险,并根据风险的形成原因提出相应的降低风险的对策,如完善个人征信系统,提高违约成本;加强对抵押物的监控;做好贷前调查,贷后追踪监控工作;借鉴国外的住房抵押贷款证券化来实现我国商业银行风险的防范等策略。本研究的结论可供商业银行开展住房抵押贷款业务时,合理规避风险的参考,维护金融业的合法权益,提高整体市场的规模,保持社会的稳定和谐发展。关键字:商业银行,住房抵押贷款,风险与防范本科论文AbstractAfter the abolition of the housing distribution policy, the "home purchase fever" has been the most common topic, and the problem of housing mortgage loans has also occurred one afteranother.Commercial banks, which mainly obtain income through loan business, soften the terms of applying for housing mortagage loan on purpose, which increases the likelihood of risk occurrence.Taking housing mortgage loan risk as the research object, this article mainly studies and analyzes the interest rate risk, credit risk, collateral and the risk of collateral disposal, and puts forward corresponding measures according to the reasons for the risk Measures to reduce risks, such as improving the personal credit system and increasing the default cost; strengthening the monitoring of collateral; doing pre-loan investigations and tracking and monitoring after lending; using foreign housing mortgage loan securitization to realize the risk of China's commercial banks .The conclusions of this study can be used as a reference for commercial banks to reasonably avoid risks when they carry out housing mortgage loans, safeguard the legit...
