本科论文摘 要从改革开放到加入世贸组织后中国经济取得了飞速发展,同样中国的房地产业也在迅速发展。本文以保利房地产(集团)有限公司(以下简称保利地产)为公司模型,以保利房地产 2014~2018 年的财务数据为基础,建立起以偿债能力、盈利能力、营运能力和成长能力等具有核心竞争力的房地产上市公司财务评估系统。首先,在对保利地产过去 5年的财务数据垂直分析之后,基于对财务绩效指标的分析,我们选择了在上海和深圳交易所上市的 27 家公司,并使用因子分析法对保利房地产进行了水平比较分析。经过纵向和横向比较后,保利房地产的表现得到了全面评估并发现经营中存在的问题,然后以点带面从侧面反映出整个房地产业发展状况从而更好的了解我国房地产业的发展状况及发展前景,在得出结论的基础上,提出促进房地产行业实现更加长久更加稳健发展的建议。关键字:房地产上市公司,财务绩效,因子分析本科论文AbstractSince the reform and opening up and the accession to the WTO, China has not only achieved rapid development in economy, but also made great progress in its real estate industry. Taking Poly Real Estate (group) Co. Ltd. (hereinafter referred to as Poly Real Estate) as a model and based on its financial data from 2014 to 2018, this paper establishes a financial evaluation system of listed real estate companies with core competitiveness, which focuses on solvency, profitability, operation ability and growth ability etc. Firstly, after having an analysis of the financial data and the financial performance indicators of Poly Real Estate in the past five years, we conduct a horizontal comparative factor analysis with other 27 companies listed on Shanghai and Shenzhen stock exchanges.
