我国房地产信托融资风险及其防范探究[摘 要]:究其本质而言,房地产业往往被划分到服务业的范畴,其综合了投资到最终的服务等多个环节,风险性、带动性是该行业的根本特征。且随着经济发展及政府的重视,房地产行业资金来源面临极大挑战。在传统的房地产市场上,房地产融资主要通过银行贷款,形式单一且效率不高。因政府重视而不断出台的房地产政策对银行融资难度进一步提升,房地产开发商开始寻找不同的融资渠道,但是随着国家对这些融资渠道的限制,房地产开发商资金问题尚未得到实质性的解决。因此,开拓新的融资方式和融资构造成为房地产开发商急需解决的问题。在基本国情与对房地产相干常识了解的基础上,对房地产业融资相干风险与防范进行分析。首先从房地产融资理论入手,阐述了国内外金融融资模式与其发展现况;其次从金融融资风险防范特征以及风险防范各角度研讨探究金融融资风险;最后对房地产信托融资风险提出相关政策及解决方法。[关键词]: 房地产信托融资;风险分析;风险防范1[Abstract]: In essence, the real estate industry often divided into the service industry. It integrates investments into the final services and other aspects. Risk and stimulating are the fundamental characteristics of the industry. With the economic development and the government's attention, the sources of funds for the real estate industry face great challenges. In the traditional real estate market, real estate financing mainly through bank loans, the form of a single and inefficient. The real estate policies been introduced by the government have gradually raised the difficulty of bank financing, and real estate developers have begun to look for different financing channels. However, with the country’s restrictions on these financing channels, the real estate developer’s funding problem has not yet been substantially resolved.
